Tenants answered. Repairs routed.

A leaking tap, a parking question, a service-charge dispute: tenants write at any hour, and every message needs the right person. An agent triages, schedules the contractor and keeps everyone informed; your managers handle the judgement calls.

Short answer

For property managers, ORVL builds AI agents that answer tenant and owner questions on WhatsApp, email and phone, triage repair reports with photos by urgency, schedule approved contractors, answer rent and service-charge questions from your own records, and write monthly owner reports with a short summary. Emergencies follow your escalation rules; disputes and arrears decisions stay with people. A single system starts at €3,900 (AED 15,900) excl. VAT.

The situation

Every building has a phone that never stops.

Property managers handle a steady flow of small requests across many units: repairs, keys, parking, noise, rent statements. Each one is quick, but together they fill the day, and urgent ones get lost between routine ones.

Owners, meanwhile, want a clear monthly picture of income, costs, vacancies and open repairs, and building that report by hand from the accounting system and the maintenance log takes days.

Rules that apply

Built around the rules.

Tenancy and building rules differ a lot between Dubai and the Netherlands. The agent applies your procedures and leaves legal positions to people.

Dubai: tenancies are registered through Ejari, service charges for jointly owned buildings follow RERA rules (with budgets published through Mollak), and rent disputes go to the Rental Disputes Centre; the agent never takes a legal position
Netherlands: the Wet goed verhuurderschap (since 1 July 2023) requires clear information and contact points for tenants; arrears, evictions and rent-price questions stay with your team
Emergencies (gas, fire, flooding) trigger your emergency instructions and an immediate call to the on-call manager
Tenant data minimised and handled under the UAE PDPL or the AVG/GDPR

Proof, honestly

What we can show you.

We have not published a property-management client case. We can show repair triage on sample data, including how the agent classifies urgency and what it sends to a contractor.

The Blueprint begins with your last three months of requests, so the categories and urgency rules match how your buildings actually behave.

FAQ

Common questions.

Can the agent decide what counts as an emergency?

It applies the rules you set, for example 'water coming through the ceiling' is urgent. When it is unsure, it treats the report as urgent and calls a person.

Can it schedule our own contractors?

Yes, from your approved contractor list, by email, WhatsApp or the contractor's portal. Jobs above a cost limit you set need approval.

Does it handle rent arrears?

It can send the payment reminders you already use. Payment plans, disputes and legal steps are always handled by your team.

Does it work in Arabic and Dutch?

Yes: Arabic and English for Dubai, Dutch and English for the Netherlands.
