Owner reports for property managers.

Rent received, arrears, vacancies, maintenance spend and service charges per building, sent to each owner monthly with a plain-language note.

Short answer

For property managers, AI reporting collects rent receipts, arrears, vacancies, maintenance tickets and service-charge data from your property management and accounting systems, builds a monthly report per owner or building, and adds a short written summary of what changed (for example a new arrears case or a large repair). ORVL builds it from €3,900 (AED 15,900) excl. VAT, with read-only access.

The problem

Why property managers look at ai reporting.

Owners want the same things every month: what came in, what went out, which units are empty and why. Producing that per owner, from a rent ledger, a maintenance tool and bank statements, eats days at the start of each month.

Because the report is late and dense, owners phone with questions it already answers, and real issues, such as a tenant slipping into arrears or a repair bill creeping up, are spotted later than they should be.

The workflow

What the agent does, step by step.

CollectMonth-end data

Rent roll, receipts, arrears, tickets and invoices per building.

ReconcileBank to ledger

Receipts matched to tenants; unmatched payments listed for the accountant.

ComposePer-owner pack

Income, costs, vacancies and open repairs for that owner's units only.

ExplainShort note

What changed versus last month and what the manager is doing about it.

DeliverReviewed, then sent

Manager approves; owners receive PDF or a link.

Integrations

Systems it works with.

Dubai managers often work with Ejari and Mollak data alongside their own system; Dutch managers with their administration package.

Property management system (Yardi or your own)
Accounting package (Exact Online, Xero, Odoo)
Bank statement import
Mollak service-charge statements (Dubai)
Email or owner portal for delivery
Guardrails

Where a human decides.

Owner reports are financial statements in all but name, so they are checked before they go.

Read-only access; nothing booked or paid by the agent
Each owner sees only their own units
Manager approval before each monthly send
Tenant personal data kept out of owner reports unless needed
Measuring it

How you know it works.

Measure: working days to send all owner reports, owner queries per month about the report, and arrears cases flagged in their first month.

Example with assumed numbers: a manager with 35 owners spends 45 minutes per owner report, about 26 hours a month. If review takes 10 minutes per report, roughly 20 hours a month come back.

The example uses assumed numbers to show the method. It is not a client result or a promise.

When this is not the right build.

If you manage a few buildings for one institutional owner with its own reporting template and BI team, feed their system instead of building owner packs.

FAQ

Common questions.

Can it explain service-charge changes?

It can show the change and the budget lines behind it from the data provided. Interpreting disputes is left to the manager.

Is it suitable for Dutch VvE management?

It can produce the same kind of overview for owners' associations, from the administration package you use.
